Responsibilities

What we’re seeking:

The Hines Nordics:
Director – Asset Manager is responsible for all aspects of the assets held under management by Hines Nordics including developing and executing real estate investment business plans and strategies. The role involves strategic planning, market analysis, leasing, understanding financial metrics, negotiation, budgeting CAPEX oversight and effective people management.

Preparation of asset management strategies and business plans for potential investments.

Completing strategic asset management initiatives to improve the Nordic portfolio:
refurbishments, redevelopment, lease negotiations, CAPEX projects.

Budget planning and recommending the annual budget to the investor.

Managing the preparation and submittal of assigned reporting to management and investors.

Ensuring on-time and on-budget delivery of all strategic decisions.

Managing third parties including external property managers, lawyers, valuers, and leasing agents.

Participating in the analysis and operationalisation of the ESG impact on the property sector and taking relevant decisions.

Ensuring rents are optimised through lease churn and renegotiation.

Collaborating with the Nordics acquisitions team to refine underwriting and benchmark previous Nordic investment experiences.

Managing a management services team of 4 people, including completion of requisite training – (. Professional development, Hines Experience Academy, Customer Relationship Management) to deliver on all required workstreams of our operating portfolio.

Securing third party management services work.

Working jointly with Hines’ regional teams to evaluate and agree strategy for each asset.

Generally supporting senior team members in strategy formation and execution.

Upholding Hines’ ethical standards through meticulous compliance.

Qualifications

Minimum Requirements include:

You are educated to a degree level in a business subject and preferably can demonstrate an ongoing commitment to further education, be that a master’s degree or RICS accreditation.

You have a minimum of 8 years of practical experience in the commercial Real Estate industry.

You will be fluent in real estate lexicon, understanding what our occupier’s needs are and how we can exceed their expectations.

You have a good command of written and spoken English and Danish or Swedish.

You have a good network. Meeting with your peers is regular, but you recognise that opportunities often come from being a trusted partner to occupiers, and other stakeholders.

You understand how to negotiate a lease – not just the legal documentation but also the key commercial metrics that potential occupiers of any asset class find important.

Proactivity is an absolute requirement. We want to be the best manager of the assets in our purview that we can – this role is fundamental to that ambition.

Together with that proactivity is determination. If you believe you have the right strategy for an asset, you are willing to unassumingly back yourself.

Financially astute. You understand that the way our financial partners think about their investment and how managing rent levels, tenant incentives, OPEX and CAPEX directly affects this investment.

You are keenly aware that Environmental, Social and Governance (ESG) objectives are at the heart of what we strive for. You are passionate about fulfilling Hines’ ambitious zero carbon goals and can articulate the costs and benefits of this standard in your strategic plans.

Good stakeholder management means you can drive the team towards a common goal, whilst communicating with other stakeholders such that objectives are achieved.
